Our Reports vs. Generic Checkbox Inspections
Not all HVAC inspections are created equal.
Generic HVAC Inspection
- • Turn unit on, check if air comes out
- • "System operational" — one line on a form
- • No photos, no data, no measurements
- • No estimate of remaining lifespan
We Care Air Inspection
- • Test electrical, refrigerant, airflow, and components
- • Detailed written report with photos and findings
- • Repair cost estimates you can use for negotiations
- • Professional opinion on remaining system lifespan
Our $150 inspection gives you the documentation to negotiate — or the peace of mind to close with confidence.

Realtors: We Work on Your Timeline
Escrow waits for no one. We offer priority scheduling and fast report turnaround so your deals close on time. Our reports are clear, professional, and give your clients the information they need without killing the deal.
Why agents keep coming back: Our reports are honest — we document what we find, good or bad. That protects you and your client. If the system needs work, we give repair estimates your buyer can use in negotiations. If it's solid, they close with confidence.
Agent referral program available. Call (702) 272-2348 to discuss.
We Check What Others Miss
Most home inspectors just turn the system on and check if air comes out. We go deeper — testing electrical, refrigerant levels, and components that could fail within the first year.
Our report tells you exactly what condition the system is in and what to expect going forward. If issues are found, we can repair them on the spot or provide a quote for the seller.
Cracked Heat Exchanger
CO Testing at Vent
We Check for Carbon Monoxide Leaks
A cracked heat exchanger lets combustion gases escape into your airstream — including carbon monoxide. The burn marks on the left photo show exactly where that's happening. Most home inspectors never open the furnace to look.
We place CO detectors directly in the ductwork during every inspection. Standard home CO alarms won't trigger until 70 ppm sustained for over an hour, but we flag anything above 5 ppm — because carbon monoxide builds up in your body over time.
⚠️ This check is included in every $150 inspection — no matter the age of the system.

Escrow Contingencies Don't Wait
If you're in escrow, the clock is already ticking.
Inspection Contingency Has a Deadline
Most contracts give you 10–15 days for inspections. Waiting means rushing — or missing the window entirely and losing your negotiating leverage.
A $150 Report Can Save You Thousands
If we find a system near end-of-life, that's $8,000–$12,000+ in negotiation leverage. You can request a price credit or seller repair before you close.
